Pagosa Springs Colorado is nestled in a wide mountain valley along the banks of the San Juan River and is surrounded by pine-covered hills, grassy meadows, mountain lakes, and bordered on two sides by the peaks of the San Juan Mountains. The San Juan mountains are the heart of southern Colorado and provide a vast area of rivers, lakes, waterfalls, canyons, and the occasional surprise hot springs nestled deep in the mountains. The town sits on the southern border of Colorado, and during the winter months enjoys a slightly warmer climate than other Colorado cities. The 109 acres of mountain property in Pagosa Springs Colorado is located slightly south of Pagosa Springs near the New Mexico border.

Pagosa Springs is best known in the winter time as the main resort for support of the Wolf Creek Ski Area, so naturally there is an abundance of hotels, restaurants, and ski shops. The mountains and valleys that surround Pagosa Springs are also famous for cross-country skiing. The real surprise for skiers visiting this area for the first time is the wonderful hot springs that bubble up along the edge of the San Juan River. (There are few sensations that compare with soaking in a hot springs after a hard day of skiing.) The hot springs have been used for hundreds of years by the local Native American tribes as a deep source of "healing waters" and to this day continue to nurture the community. The hot springs have attracted a number of new spas to the valley. These spas offer a wide variety of therapeutic treatments and often employ the natural waters of the hot springs.

In the summer months the town becomes a playground for hiking, horseback riding, water skiing, river rafting, and golf. If golf is your passion, you need to spend a day at the Pagosa Springs Golf Club with 27 championship holes and breath-taking views of the San Juan mountains .There are many ranches that specialize in providing both lodging and guided horse adventures into the San Juan mountains. Currently there are two separate river rafting companies that provide scenic guided tours down the San Juan river.

Downtown looks like a real western town full of local ranchers and cowboys, but tourism has brought a new life to the community with good restaurants and hotels. Although the town has adjusted its services to accommodate tourism, it has held on to its strong community roots and continues to be a safe place to live full of southern Colorado sunny days.
