Real Estate Mountain Land: A unique offering of 109.44 acres of mountain land in the Colorado real estate market. Words cannot begin to describe the views that surround this perfect piece of Colorado mountain real estate. As you walk across the pastures the Colorado mountain views engulf you, or as you sit on top of the plateau the mountain views stretch out deep into northern New Mexico. This Colorado mountain land is located about 1 mile south from Chromo Colorado off of highway 84 and about 5 miles north of the New Mexico border. (See Map) The property is part of the Spring Valley Ranch Association. Spring Valley Ranch Association is a group of nine landowners who cooperatively maintain a section of the western slopes of the Chromo valley. All of the nine Spring Valley parcels are large and each parcel maintains excellent Colorado mountain views and privacy. This exquisite 109-acres of southern Colorado land is shaped like an 'L' and is incredibly diverse in its grasses, bushes, trees, and terrain. A large pond stays full of water year around and reflects the abundance of water under the surface of the valley. The property is home to three large pastures, a beautiful plateau, and a mountain. There are three good building sites on the property each with incredible views: Site number one - close to the Spring Valley access road but up on a hill above the pond; Site number two - on the side of the middle pasture but elevated into the southern hillside with the best northern mountain views on the entire property (see #5 below); Site number three - the plateau site with spectacular views that stretch out across the Navajo River, Navajo Peaks, and south to New Mexico (see #3 and #8 below). The original plan for the property was to build on the plateau which overlooks about 75% of the property and keep the pasture lands free for horses. There are nine Spring Valley Ranch parcels and they share a common entry gate and maintained gravel road. Electricity is available at each parcel and water runs under the entire Chromo valley. Currently, the association has leased out grazing rights to one of the neighboring ranches and this helps lower taxes to a minimum. The lower edge of this parcel has an irrigation ditch, but the three pastures are elevated above the irrigation ditch and are better served by the existing pond or a new well. The property is fenced on approximately 3 sides and shares an open border with the western adjacent ranch.
