Every direction that you look, every hour of the day, and every season will create a resounding sense of true awe and respect for the beauty of southern Colorado. This southern Colorado land sits at the edge of the Chromo Valley, in heart of the San Juan Mountains, and overlooks the Navajo Peaks. Just about 1 mile north of the property the Navajo River flows out of the Navajo Basin and through the Chromo valley. The Chromo valley is a combination of large cattle ranches and a few subdivisions. Most Colorado mountain land real estate in the Pagosa Springs area list for five times more than this property. It is easy to see why the sale of this southern Colorado land is such a phenomenal value.

The property has a maintained road and entry gate on its southern border. Electricity is already installed on the southern border of the acreage and a well may be drilled to tap the abundant underground water. From the southern border of the acreage the grass lands stretch out across three pastures; then the ponderosas swoop up onto a plateau of oak and spruce. The original vision for this acreage was to use the lush grasses of the pastures as grazing for a small number of horses and build a small ranch house on the plateau overlooking the pasture lands. However, the property does support the splitting of the 109 acres into three smaller plots. There are three excellent building sites on the acreage each haveing breathtaking views and good isolation. The 'details' page of this web site shows an aerial view of the 109 acres and contains hyperlinks to photographs of the pastures, trees, ponds, and plateau.

The community of Pagosa Springs is about 20 miles to the north on highway 84 and Santa Fe is about 100 miles to the south. (See map) The city of Durango is 74 miles to the west of the property on Highway 160, and Wolf Creek Ski Area is 25 miles to the east. The town of Chromo is about 1 mile from the acreage and basically consists of a store, gas station, post office, and video rental. There are occasions when you see the local children riding their horses down to the store for a snack or video rental. At times you can truly see the perfection of the old West still alive in Chromo. This 109 acres is unique in its combination of location, climate, views, water, and pure undisturbed natural beauty.

The climate of the valley ranges from hot summer days to snow covered fields during the months of December through February. The peaks of the surrounding rim stay covered with snow from December through late March. Many people find the dry cold of the winter months refreshing, as the cold does not sink into your bones like the cold of the eastern seaboard. Spring and summer combine the perfect balance of hot days and cools nights and are perfect for fishing and horseback riding. The valley has a spectacular fall season full cool breezes and aspens that set the hillsides on fire with color.
